Carmichaels are seeking a Construction Manager to work with a Tier 1 company on a major residential project in the heart of London.

The Role

To take ownership of and lead the construction activities/ subcontractors assigned to them. This is to plan, action, adapt and record the construction process whilst working in a co-ordinated and collaborative manner. Logistical consistently understood and implemented.
Ensure the project is run safely to programme and controlled in terms of quality and commercial. Instigating and leading short/medium term planning to achieve delivery and beat the delivery programme.
Report to their line manager and liaise with other key members of the team such as HSE / QS / Design / Planning.
 
Responsibilities 

Health Safety & Environmental

Ensure HSE targets and standards are maintained by:

  • Actively engage with the customer to understand and deliver their key objectives

Technical & Quality

 

  • Participate with the management of internal/external design & quality team/consultant/customer to meet project deadlines
  • Technically foresee, identify, and conclude design errors / deficiencies.
  • Lead in the technical delivery of Quality Assurance (ensuring adherence to QITP and ER fulfilment)
  • Identify and manage quality issues and NCRs from cradle to grave ensure they are technically accurate
  • Use BIM, AIMs and internal systems to provide accountability for the works which are being or are due to commence on site
  • Understand and contribute to development and application of building safety and fire safety strategies, practices, and technological systems in buildings. Taking ownership of management of installation and compliance. Acknowledgment of the importance of the Golden thread and how to manage the process of assurance.

Production Control

  • Understand project plans and schedules, to have the ability to plan short and medium schedules that beat the delivery programme, with personal input on the estimation/resource required (labour, materials, time).
  • To manage and implement their schedules/ programmes within the project scheme. Identifying and understanding conflicts of logic, mitigate conflicts by leading logistics to enable the plan to succeed.  
  • Own and Manage sections of work ensuring subcontractors achieve their production & contractual obligations with direct competent decision-making that can be validated by line management
  • Implement Short Interval Control Progress Records that are commercial and contractually viable.

Commercial

  • Understand the commercial implications and drivers within the construction process and incorporate these into decision making working closely with the Project Surveyor
  • Build and understand scopes as well as understand the contractual obligation for their element of work both up and down stream.
  • Identify procurement requirements and commercial impact of delays, with effective records and management culpability 
  • Have a good grasp of or, understanding of CEQAL, BREEAM and LEAD and to ensure sustainability, social value, biodiversity net gains and Community and Client expectations are implemented, managed, and achieved.

Logistics

  • Have a firm understanding of logistical management and identification of conflicts of Logic.
  • The ability to instigate effective logistics with subcontractors 
  • Solve conflicts of logic to ensure the responsible works are successful with short- and long-term logistical planning that is in sync with their own schedule/ programme 
  • Be able to break a project down into its individual elements and analyse each element for its project specific logistical requirements. 

Experience 

Previous Construction Management experience within the relevant industry is required

Ability to communicate effectively is required in order to manage customer relationships, in addition to planning and organisation skills to deliver operational excellence and efficiency.

Effective leadership skills, including experience of leading teams and confidence in the ability to lead, influence and communicate with others to deliver targets are required.

Financial awareness is required to deliver targets, with a desire to continuously improve safety and sustainability performance.

An appropriate and valid CSCS card is required along with a SMSTS

A relevant professional qualification, such as APMP, and a relevant technical qualification are desirable.

Experience of Lean Construction principles and Lean practitioner training are desirable.

Technical competency and demonstratable experience of implementation.
